this is what i'd been missing? 2 out of 5 stars.
4 of 8 people found this review helpful.

Cadillac Desert is a plodding book that spends more time making sideways remarks about its characters than establishing it's own narrative. Plagued by numerous typographical errors, it reads in fits and starts. While its message of government excess and because-we-can justification for modifying the natural landscape is surely worthwhile, if repetitive, the fact of the matter is that two generations of farmers, ranchers and urbanites in the American West looked to the Bureau of Reclamation as the only organization suited to develop their water resources. The dated material is noticeable at times--who but a civil engineer now knows of the Teton Dam failure? why the concern over the Central Arizona Project that has operated for nearly two decades?--and the treatment of the material is done with an eye toward stirring the reader's emotions more than informing them. Donald Worster's Rivers of Empire deals with much the same material in a more thorough and even-handed, though academic, manner.

Editorial Review:

Newly updated, this timely history of the struggle to discover and control water in the American West is a tale of rivers diverted and damned, political corruption and intrigue, billion-dollar battles over water rights, and economic and ecological disaster. Winner of the National Book Critics Circle Award.

I read this book in just a couple of days and found it to be simple yet very informative. I probably will not be jumping into investing into liens and deeds right away until I research some more, but this book is definitely one to read first before starting your adventure. It is definitely not boring and I highly recommend it to anyone who, like me, is just starting to learn about this type of investing.

Lengthy description for simple things, wasting time reading it. 2 out of 5 stars.
5 of 6 people found this review helpful.

This book should be reduced by half in size. I have found many repeats, lenthy descriptions for easy-to-understand subjects, and hard to separate important issues from trivia. To be fair, I learned what I need from the book, but spent more than necessary in time and energy to sort out weeds from goods.

I am surprised to find so many positive comments for the book, which make me suspicious to buy other books based on them.

Editorial Review:

If you're interested in real estate investing, you may have noticed notice the lack of coverage it gets in mainstream financial media, while stocks, bonds, and mutual funds are consistently touted as the safest and most profitable ways to invest. According to real estate guru Ken McElroy, that's because financial publications, tv and radio programs make the bulk of their money from advertising paid for by the very companies who provide such mainstream financial services. On the other hand, real estate investment is something you can do on your own--without a large amount of money up front! Picking up where left off in the bestselling The ABC's of Real Estate Investing, McElroy reveals the next essential lessons and information that no serious investor can afford to miss. Building on the foundation of real estate investment 101, McElroy tells readers:

  • How to think--and operate--like a real estate mogul
  • "The Top Ten Real Estate Markets to Watch"
  • How to identify and close expert deals
  • Why multifamily housing is the best real estate investment out there
  • How to surround yourself with a team that will help maximize your money
  • How to avoid paying thousands in taxes by structuring property sales wisely
  • Important projections about the future of real estate investment

  • And more.

Editorial Review:

Purchasing tax lien instruments from city, county, and municipal governments can provide you with very high and secure rates of return, in some cases as high as 12%, 18%, 24%, or even 1,000% or more per year. If performed correctly, investments in tax lien instruments will far outpace stock market performance, even traditional real estate investments. The key is to know how to perform this process correctly. Tax lien certificates and deeds are not purchased through a broker; you purchase these property tax liens directly from the state or county government (depending on the state). This type of investment was created by state law, and state law protects you as the investor. Investing in tax liens and deeds can be very rewarding. Tax liens can be tax deferred or even tax-free. You can purchase them in your self-directed IRA. Interest rates vary but average between 4% and 18%. The interest rates are fixed by local governments, essentially a government-guaranteed loan. Additionally, the investment is secured by real property (real estate). This sounds great, but what is the catch? There really is none, except you must know what you are doing! This groundbreaking and exhaustively researched new book will provide everything you need to know to get you started on generating high-investment returns with low risk, from start to finish. You will learn what property tax liens and tax lien certificates are; how to invest in tax lien certificates; how to buy tax lien certificates; insider secrets to help you double or even triple your investment, how to start with under $1,000; the risks, traps, and pitfalls to avoid; and a detailed directory of states that sell tax lien certificates with contact information. In addition, we spent thousands of hours interviewing, e-mailing, and communicating with hundreds of today’s most successful investors. This book is a compilation of their secrets and proven successful ideas. If you are interested in learning hundreds of hints, tricks, and secrets on how to purchase tax liens and deeds and earn enormous profits, then this book is for you.

excellent resource 5 out of 5 stars.
1 of 1 people found this review helpful.

provides a good overall basic understanding of buying smaller multifamily properties (2 to 25 unit properties) that will undoubtedly help prevent real estate newbies from losing their shirts.
anything larger, and you definitely want to make sure that you have a good team around you.

Qualified reference without the fluff 4 out of 5 stars.
1 of 1 people found this review helpful.

This book presents a well written and comprehensive guide to buying and selling apartment buildings. As one who has brokered, managed, and owned a large number of multifamily units, I feel I am fully qualified to endorse this as a competent source of information on the subject.

This book avoids the hype often found in many real estate books and completely disassociates itself with the "get rich quick" mannerisms often seen in guru style books. As a result, this book offers much value as it focuses on principals and sound information giving you an honest and genuine taste for what is involved in this industry.

Buying and selling apartment buildings and becoming successful within the industry is certainly not easy. The best start is building a solid foundation of understanding, and this book accomplishes that task. I would certainly not suggest one should cease their study after a single book, or even a solitary resource for the matter; however, this is a very qualified initiation and one I recommend keeping as a resource.

Editorial Review:

Whether youre a first-time real estate investor or a seasoned professional, The Complete Guide to Buying and Selling Apartment Buildings helps you map out your future, find apartment buildings at a fair price, finance purchases, and manage your properties. Now revised and expanded, this Second Edition includes tax planning advice, case studies of real acquisitions, and appendixes that add detail to the big picture. Plus, it includes a handy glossary of all the terms investors need to know, helpful sample forms that make paperwork quick and easy, and updated real estate forecasts. With this comprehensive guide at hand youll find profits easy to come by.

Editorial Review:

In this groundbreaking book, veteran science correspondent Fred Pearce travels to more than thirty countries to examine the current state of crucial water sources. Deftly weaving together the complicated scientific, economic, and historic dimensions of the world water crisis, he provides our most complete portrait yet of this growing danger and its ramifications for us all.

"A strong—and scary—case that a worldwide water shortage is the most fearful looming environmental crisis. With a drumbeat of facts both horrific (thousands of wells in India and Bangladesh are poisoned by fluoride and arsenic) and fascinating (it takes 20 tons of water to make one pound of coffee), the former New Scientist news editor documents a 'kind of cataclysm' already affecting many of the world's great rivers."
—Publishers Weekly, starred review

"Oil we can replace. Water we can't—which is why this book is both so ominous and so important."
—Bill McKibben, author of The End of Nature

"An enriching and farsighted work."
—Jai Singh, San Francisco Chronicle

"Pearce cogently presents the alarming ways in which this ecological emergency is affecting population centers, human health, food production, wildlife habitats, and species viability. Having crisscrossed the globe to research the economic, scientific, cultural, and political causes and ramifications of this under publicized tragedy, Pearce's powerful imagery, penetrating analyses, and passionate advocacy make this required reading for environmental proponents and civic leaders everywhere."
—Booklist

"If you want to quickly get up to date on climate change and its consequences, I recommend With Speed and Violence: Why Scientists Fear Tipping Points in Climate Change. If you can read only one book on climate change, this is it."
—Lester Brown, president, Earth Policy Institute

". . . perhaps it is time for you to spend some time with Fred Pearce and his wonderful When the Rivers Run Dry."
—Daily Kos, July Review

Fred Pearce has been writing about water issues for over twenty years. A former news editor at New Scientist and currently its environment and development consultant, he has also written for Audubon, Popular Science, Time, the Boston Globe, and Natural History. His books include With Speed and Violence, Turning Up the Heat, and Deep Jungle.
