If You're An Active REI...Buy This Book! 5 out of 5 stars.
2 of 4 people found this review helpful.

I love this book! Dave spoke at my REI club a few years ago and I went to the 1 day seminar that followed. Dave was able to answer all my questions on the subject of owning multi-families (namely dup, tri, and quadplexes).
I was afraid to get out of my comfort zone (single families) but when dave laid out how he felt the same fear that I did and truthfully...YOU are probably feeling I thought...F%&* it!!
This book is a definite short cut for you. And it's a steal!! What does it cost? $15-$20 bucks!!
Even though I regularly buy and sell multi-families and think I know it all, Dave's book has tons of chunks of meat and potatoes for me to still go through. It's works really great with the way the market is and real estate is available for pennies on the dollar.

Editorial Review:

With a proven step-by-step system for managing each stage of the process, this book shows you how to get started in moneymaking multi-family units?even while you work your day job.

Editorial Review:

In this bold and potentially urgent volume, Robert J. Shiller, a respected expert on market volatility, offers an unconventional interpretation of recent U.S. stock market highs and shows that Alan Greenspan's term "irrational exuberance" is a good description of the mood behind the market. He warns that poorer performance may be in the offing and tells us how we--as a country and individually--can respond.

Shiller credits an unprecedented confluence of events with driving stocks to uncharted heights. He analyzes the structural and psychological factors that explain why the Dow Jones Industrial Average tripled between 1994 and 1999, a level of growth not reflected in any other sector of the economy. In contrast to many analysts, Shiller stresses circumstances that alter investors' perceptions of the market. These include the entry of the Internet into American homes, the misimpression that the aging of the baby-boom generation builds long-term protection into the market, and herd behavior, such as day-trading. He also examines cultural factors, including sports-style media coverage of the Dow's ups and downs and "new era" thinking about the economy. He considers--and challenges--efforts to rationalize exuberance that are based on either efficient-markets theory, narrowly construed, or the claim that investors have only recently learned the true value of the market.

In the most controversial portion of the book, Shiller cautions that a market that is overvalued by historical standards is inherently precarious. Among his prescriptions is an urgent plea to immediately end what he argues are perilous schemes to privatize social security in favor of plans to reform it. He also argues that private pension plans that encourage many people to put their entire retirement funds in the stock market should be modified. And he calls on our savings and investment institutions to take more sensible account of emerging risk-management principles. Shiller's analysis is convincingly documented, and--regardless of the market's future behavior--his book will stand as an important elaboration of why stocks soared and what our investment alternatives are.

Irrational Exuberance is a must-read for pension-plan sponsors and endowment managers in the United States and abroad. It will also be studied by investment advisers, policy makers, and anyone from Wall Street to Main Street who doesn't want to be caught sitting on the speculative bubble if (or when) it bursts.

AWOL 3 out of 5 stars.

This is a good book for an overview of the mortgage banking operation. However, any such book that fails to mention Rangel, Franks, or Dodd is lacking the substance required for full comprehension.

Editorial Review:

In the summer of 2007, the subprime empire that Wall Street had built all came crashing down. On average, fifty lenders a month were going bust-and the people responsible for the crisis included not just unregulated loan brokers andcon artists, but also investment bankers and home loan institutions traditionally perceived as completely trustworthy.

Chain of Blame chronicles this incredible disaster, with a specific focus on the players who participated in such a fundamentally flawed fiasco. Authors Paul Muolo and Mathew Padilla, well-regarded journalists for National Mortgage News and the Orange County Register respectively, reveal the truth behind how this crisis occurred, what individuals and institutions-from lenders and brokers to some of the biggest investment banks in the world-were doing during this critical time, and who is ultimately responsible for what happened.

one of the top foreclosure books 5 out of 5 stars.
2 of 3 people found this review helpful.

I spent a weekend reading the book. Loved it. The author knows what he is talking about. He also has a good website where you can download the proper letter you should send out to people in distress.

I own a foreclosure company and have adapted some of his techniques, nevertheless (not to take away any merit from the authorm but instead to enhance the next version of his book) our company principals felt like the letters were a little bit to hard on the person that is loosing their homes. And sometimes talking this hard to people could have negative consequences. We have to understand that these are individuals that when loosing their homes, can go into denial and sometimes enter into very heavy depression.

If you do decide to get into this process of sending out letters the only thing you should try and add to them, is to let the people know that you are there because you really care to help them out and you are not there to make a quick buck! People will give you their homes if you are upfront, honest and ethic about what you are trying to do.

Don't forget to add a little note written by hand thats tells the reader that you: "really care to help them!"

Other than that, you should buy the book if you are into the business of Real Estate.

Don't Waste Your Money! 1 out of 5 stars.
1 of 1 people found this review helpful.

If you want to read a book on how to spend a million dollars, without making a single dime, this is the book for you. Keller spends a great deal of time showing you how to blow money, but he offers you NO program for earning money. If you are new to selling real estate, you need to learn how to prospect for new business, qualify customers and clients, present to them, close the sale, service the customer and close the transaction. This book does not tell you how to do any of that. Amazon has much better books available to you: Ray Smith's "Master Blueprint for Real Estate Sales" or Dave Stone's "Training Manual for Real Estate Salespeople", both out of print, but available, are way better choices for you!

Editorial Review:

  • Three concepts that drive production

Editorial Review:

The first and last economic depression that you will experience in your lifetime is just ahead. The year 2009 will be the beginning of the next long-term winter season and the initial end of prosperity in almost every market, ushering in a downturn like most of us have not experienced before. Are you aware that we have seen long-term peaks in our stock market and economy very close to every 40 years due to generational spending trends: as in 1929, 1968, and next around 2009? Are you aware that oil and commodity prices have peaked nearly every 30 years, as in 1920, 1951, 1980 -- and next likely around late 2009 to mid-2010? The three massive bubbles that have been booming for the last few decades -- stocks, real estate, and commodities -- have all reached their peak and are deflating simultaneously.

Bestselling author and renowned economic forecaster Harry S. Dent, Jr., has observed these trends for decades. As he first demonstrated in his bestselling The Great Boom Ahead, he has developed analytical techniques that allow him to predict the impact they will have. The Great Depression Ahead explains "The Perfect Storm" as peak oil prices collide with peaking generational spending trends by 2010, leading to a more severe downtrend for the global economy and individual investors alike.

He predicts the following:

• The economy appears to recover from the subprime crisis and minor recession by mid-2009 -- "the calm before the real storm."

• Stock prices start to crash again between mid- and late 2009 into late 2010, and likely finally bottom around mid-2012 -- between Dow 3,800 and 7,200.

• The economy enters a deeper depression between mid-2010 and early 2011, likely extending off and on into late 2012 or mid-2013.

• Asian markets may bottom by late 2010, along with health care, and be the first great buy opportunities in stocks.

• Gold and precious metals will appear to be a hedge at first, but will ultimately collapse as well after mid- to late 2010.

• A first major stock rally, likely between mid-2012 and mid-2017, will be followed by a final setdback around late 2019/early 2020.

• The next broad-based global bull market will be from 2020-2023 into 2035-2036.

Conventional investment wisdom will no longer apply, and investors on every level -- from billion-dollar firms to the individual trader -- must drastically reevaluate their policies in order to survive. But despite the dire news and dark predictions, there are real opportunities to come from the greatest fire sale on financial assets since the early 1930s. Dent outlines the critical issues that will face our government and other major institutions, offering long- and short-term tactics for weathering the storm. He offers recommendations that will allow families, businesses, investors, and individuals to manage their assets correctly and come out on top. With the right knowledge and preparation, you can take advantage of new wealth opportunities rather than get caught in a downward spiral. Your life is about to change for reasons outside of your control. You can't change the direction of the winds, but you can reset your sails!
